One of these fun projects was the Gheyath Tower, which was planned for Dubai’s Business Bay. There will be a lot of different things to do, live, work, and shop there. The initial plan was to construct a marvelously and exclusively designed place that is expected to be a modern, very luxurious place to live and work. The man whose job is to promote the building, Mr. Gheyath Mohammed Gheyath, is the CEO of GINCO Group, the company that developed the concept.

Dubai, which was rapidly gaining wealth in the mid-2000s, was the first place people thought of. However, the international banking crisis in 2008, which put the economy in a lemon color, prevented the construction from starting. Next, there was a different tower – The 9 – with 21 floors, and it was constructed and is operated since 2020.

History of Gheyath Tower

Business Bay in Dubai is known worldwide for its construction of gigantic skyscrapers. The project initiated in this manner was Gheyath Tower. It was started by GINCO Group during the mid-2000s. It was a beautiful building that was both a home and a workspace.

The words of being an innovative, high-rise building in Business Bay, where people are to live and work together, have been said by people. The tower was named after Mr. Gheyath Mohammad Gheyath, who was the founder of the GINCO company.

The global financial crisis that occurred between 2008 and 2009 was the first time the world economy experienced such a crisis. Many projects, including Gheyath, were halted due to this financial crisis. This tower was nothing more than a concept at the time.

The decision was to shelve the plan to build. Subsequently, GINCO decided to rethink this, earlier, another building came into existence on the same site. It is The 9, with 21 floors, completed in 2020. This way, the idea of Tower still exists somehow, even though it is not to be seen as the name of a fully constructed building.

Events in Order:

  • Mid-2000s: GINCO Group began planning Gheyath Tower in Business Bay.
  • 2008–2009: The financial crisis that shocked the global economy was caused the project to be postponed.
  • 2010s: GINCO reconsidered the situation and made amendments that have not yet been implemented (not yet).
  • 2020: The building The 9 (21 floors) was constructed and completed on the land of Tower, where it was initially supposed to be built.

Architecture and Design

It was part of the planning to create Gheyath. A sleek and modern structure. The glossy exterior of the building will be complemented by the other skyscrapers of the city. The tower was built to have the same fluid lines and shiny glazing surfaces as the other Business Bay buildings.

The developers put large expanses of windows, open spaces, and other amenities inside the building so that the sun would filter through and decorate the space in a like manner, and at the same time, people could have a view of the neighboring areas.

Clearly stated, the tower was to have 25 floors in total, 4 of which would be on the first four levels for parking. Thereby, its towering height would be a plus point, as it would stand out and beautify the surroundings. The plan was to build a trendy, chic building that would be both appealing to the local population and fun for tourists.

Amenities and Lifestyle

The architect of the building was keen on giving the best living conditions to the tenants by creating high-class amenities. Each floor was conceptualized in order to be the most beautiful, and the common areas were also ingenious. Some of the features planned were:

  • Luxury Homes: Apartments with super modern styles, the latest finishes, and excellent facilities. It is also the most attractive place at the end.
  • Beautiful Lobby & Lounges: The grand entrance to the big place is the most stylish and relaxing.
  • Health & Wellness: A full gym, a spa with an infinity-edge pool, and a place to practice yoga and meditation are designed to help you stay healthy and relaxed/extra-oriented.
  • Entertainment & Fun: A rooftop area that offers a separate world to view the city, a home theater for kids, and lush greens that offer residents more enjoyment can still be found here.
  • Shopping & Services: Shops, cafes, and car and valet services are always open to attend to the needs of people at all times.
  • Safety & Parking: Every time, someone watches over the building through the 24/7 installed cameras, while the security staff operates a secure entry system, and parked cars are not left alone.

This is the type of service that is usually provided by towers in Dubai. It also emphasized on eco-friendly activities such as power light bulbs, thus saving power, water-efficient taps, and solar panels on the roof to help protect the environment. This Tower was created to give the feeling of resorting to people even in the city.

Living Space Plans:

  1. 1-Bedroom: The approximate size is 870 to 956 square feet.
  2. 2-Bedroom: The area of the second bedroom should be around 1,530 sq.ft.
  3. 3-Bedroom+: The luxurious penthouses were planned for the sky and the villa area did not have any data to show.
  4. The apartments intended to give the same feeling as that of The 9 building that has large space.

Location and Connectivity

The Gheyath Tower business center is locacated in a great location. The site BB.A03.040 is located right on the front of Dubai Canal and it is also very close to Sheikh Zay. You will view the whole of Downtown Dubai city from this point. Reports also claimed that. According to another news report, the structure would also be one of those which can be seen next to the Burj Khalifa and Dubai Frame because there is nothing obstructing the view. They also have put up some signs of staying at home.

  • The location is well connected. This would mean:
  • You would only be about 15–20 minutes away from Dubai International Air port.
  • The super-quick time of just 10 minutes will get one to Dubai Mall and Downtown Dubai.
  • Not more than 20 minutes will be taken to on Jumeirah Beach and other spots near the sea.
  • The station being very close to the Business Bay Metro station but is only several meters away from Sheikh Zayed Road or Al Khail Road for driving.

This is how the people living in the area would be: they could easily accompany the shops and the main roads. So, the Khaleej Weekly had said a story about the tower in which it was said that: the tower would also give more access to the Dubai Canal walk, DIFC, and beaches. The location was so convenient that you could find it very nice working place if you were to live there. In addition, the facility would also be suitable for families. Mother, take him to the hospital. Does the little boy have a fever? Your going to the cinema?

From Vision to Reality: The 9 Tower

This was rebranded as The 9, a building constructed by GINCO in the same location as Gheyath Tower in Business Bay. The 9 was built in 2020 with 21 floors available for purchase. You will see that all the houses and shops are exactly the same as in the first Gheyath plan.

The 9 Details:

  1. Floors: 21 plus 3 parking levels.
  2. Units: 174 apartments, each with 1 or 2 bedrooms.
  3. Developer: Mr. Gheyath Gheyath, head of GINCO Group.
  4. Completion: All through January 2020.

Even though the 9 is not as large as the initial Gheyath envisioned, it still shares many of the original planning features. The people mentioned that The 9 had created “more advanced versions” of safety, planet-saving plans, and style. In a nutshell, The 9 illustrates how GINCO transformed the grand vision to meet actual needs and, as a result, achieved the same spot with a similarly luxurious building.

Investment and Future Outlook

Business Bay is popular amongst investors because they can always find tenants, which means the investment is safe and returns a profit. According to statistics, high towering buildings typically generate a return of about 6 to 8 percent. Lothar Dubois describes that the buildings that are erected near the famous sights like Burj Khalifa or the canal, such as those at Gheyath’s site, are properties that are highly valued in the end.

This spot has everything you need to relax, shop, and entertain. Dubai, attracting both tourists and business travelers, is home to renowned malls like the Dubai Mall and Dubai Opera. The landmarkss including the original Gheyath or The 9, are there where you are closest to everything. Some experts believe that even those that are just on plan, such as this tower, will make this sector more reliable and substantial in the future. It is a given that Business Bay is proving to be a real goldmine for investors in the ever-growing property market. These areas have many tenants and are very likely to be in high demand.

It is a good idea to buy or build houses and buildings there because Dubai is known for its outstanding architectural projects and rich lifestyle so people will travel here to live for a long period of time.
